Guthrie became a city of over 10,000 people in a single day during the 1889 Land Run and served as Oklahoma's first state capital. The Guthrie Historic District is a National Historic Landmark — over 2,000 buildings from the late 19th and early 20th centuries, with Victorian architecture unusual for anywhere in Oklahoma.
What this means for plumbing: Guthrie has some of the oldest continuously-inhabited housing in the metro. When we're working on a home built in 1895, we're carefully navigating plumbing systems that have been modified across 130 years of technology change.
Victorian-era Guthrie (1889-1910)
Homes from Guthrie's founding decades — the Victorian and early Craftsman houses in and around the historic district — are legitimately old. Original plumbing was often:
- Lead pipe (dangerous, replaced by galvanized then by copper over the decades)
- Cast iron drains, some now 130+ years old
- Original clay tile sewer laterals
- Gas service originally for lighting, later converted for cooking and heating
In these homes, we work slowly and carefully. Original plaster walls, historic tile work, and Victorian fixtures deserve preservation. We recommend whole-home repiping for many Victorian Guthrie homes because ongoing patch work on 100+ year old pipe costs more over time than systematic replacement.
Mid-century Guthrie
Guthrie's growth was largely stagnant from 1910 (when it lost the state capital to OKC) through mid-century. Housing from the 1940s-1970s features copper supply lines and PVC drains from various renovation eras.
Modern Guthrie
Guthrie has seen renewed growth in the past 20 years, with newer subdivisions like Sunset Ridge and others on the city's edges. These homes have modern PEX plumbing and follow standard OKC-metro new construction patterns.
